About the Role

Overview

This position will be exposed to all facets of real estate development from inception through construction completion and lease-up. The Intern will have the opportunity to attend both external and internal meetings, including meetings with company executives, participating in education sessions, visit construction sites and operating properties and participate in aspects of the design process. In addition, the Development Intern will gain exposure to an external team of financiers, architects, designers, engineers and contractors.  Each intern will simultaneously participate on multiple projects in varying stages of development. This position expects strong financial skills, meticulous accuracy in all work and effective written and oral communication.

Base rate - $20.00/hr

Responsibilities

  • Drafting, editing and  under the direction of a member of the development team of multiple professional responses to Requests for Proposals for Qualifications or Proposals in the pursuit of new business opportunities
  • Preparation of applications for federal, state and local funding sources
  • Preparation of professional Powerpoint presentations to financiers, municipalities and community constituents and other interested stakeholders the purpose for marketing Pennrose to groups that could be potentially skeptical and occasionally adverse to new real estate opportunities
  • Preliminary financial modeling, market analysis and due diligence to determine the economic feasibility of a project, both affordable and market rate
  • Supporting the development team on due diligence for financial closings
  • Coordination of project meetings, responsible for meeting logistics and preparation
  • Timely follow-up to land-development approval process
  • Create and maintain development project schedules for finance, design, approvals and construction
  • Market research and “shopping” of comparable properties in markets where Pennrose is seeking new development opportunities
  • Timely preparation of quality correspondence, applications, proposals and reports
  • Providing direction for the scheduling and coordinating of the logistics for all development meetings
  • Responsible for managing various special projects at the Enterprise level

Qualifications

  • Full-time enrollment in Master’s or Graduate-level Degree program at an accredited college or university
  • Major or concentration in Real Estate, Urban Planning, Finance or Business or related area
  • Overall GPA of 3.0 or higher
