About the Role

Overview

This New York-based summer internship program offers a unique opportunity to immerse yourself in the world of affordable and mixed-income housing development. Collaborate with industry leaders and innovators on projects that transform neighborhoods, empower communities, and provide sustainable housing solutions. Join us in creating and preserving affordable communities that make a meaningful difference.

 

This hands-on internship is designed to provide broad exposure to industry fundamentals, including development and acquisition underwriting, affordable real estate investment strategies, community engagement, and design and construction applications. Interns are paired with experienced development and acquisitions professionals to execute an outcomes-focused curriculum. Participants will attend internal and external meetings with executives, participate in educational sessions, visit construction sites and operating properties, and engage in the design and financing processes. Interns will collaborate with a multidisciplinary team, including attorneys, financiers, architects, engineers, and contractors, while working on multiple projects at varying stages of delivery.#IND123

 

Pay: $20/hour

Responsibilities

  • Proposal Development
    • Assist in drafting and editing professional responses to Requests for Qualifications/Proposals (RFQs/RFPs) for new business opportunities.
    • Support the preparation of applications for federal, state, and local funding sources.
  • Stakeholder Presentations
    • Create professional PowerPoint presentations for financiers, municipalities, community stakeholders, and other audiences, effectively communicating our mission and addressing potential concerns.
  • Financial Analysis
    • Conduct preliminary financial modeling, market analysis, and due diligence to assess the economic feasibility of developing or acquiring rental housing communities.
    • Prepare detailed project pro formas, including sensitivity analyses and financial scenarios.
    • Monitor financial performance metrics and reporting for active development and acquisition projects.
  • Market Analysis and Reporting
    • Aggregate and analyze market and demographic data to identify development and acquisition opportunities.
    • Contribute to the preparation of investment memos and internal reports for decision-making.
    • Leverage enterprise-wide deal data to produce high-quality proposals and reports.
  • Project Coordination
    • Organize project meetings, manage logistics, prepare materials, and follow up on approval processes.
    • Create and maintain project schedules encompassing financing, design, approvals, and construction milestones.
    • Compile information for investor and lender reporting requirements.
    • Coordinate and manage data rooms for projects and transactions.
  • Enterprise Projects
    • Support special project(s) aimed at delivering innovative solutions at the Enterprise level.

Qualifications

  • Full-time enrollment at an accredited college or university. Preferred majors or concentrations include Real Estate, Urban Planning, Architecture, Engineering, Finance, Business, or related fields.
  • Candidates completing Master’s degrees are strongly encouraged to apply.
  • A minimum GPA of 3.0 is required.
