POSITION OVERVIEW:
Lightstone is seeking to hire one summer intern within the acquisitions department to help support the team in team in underwriting and supporting the execution of national multifamily and industrial equity investments. The ideal candidate will be highly motivated with strong analytical skills and a passion for real estate investments.
This is a full-time, non-exempt role running from approximately June 15th to August 14th.

- Comparable Analysis (Lease/Rent Comps, Sales Comps & Cap Rate Comps)
- Maps
- Amenities/Neighborhood Review
- Market Data (Historical and Projections)
- Preliminary Underwriting
- Back of the Envelope (BOE) Models
- Introductory Excel-based Financial Modeling
- Pro-forma Analysis
- Returns Sensitivities
- Dynamic/Automatic Inputs/Outputs
- Investment Committee Memos (ICOMM)
- Contribution towards Critical Memo Sections
- Executive Summary
- SWOT Analysis (Strengths, Weaknesses, Opportunities, Threats)
- Conclusion
COMPETENCIES AND EXPERIENCE:
- Prior acquisitions and modeling experience a plus
- Strong analytical and quantitative skills, including modeling and financial analysis skills
- Excellent working knowledge of Microsoft Office suite, with a particular focus in Excel
- Demonstrated ability to identify errors/opportunities and effectively problem solve
- Superior verbal, written communications and presentation skills
- Strong process management skills
- Capable of managing competing priorities while meeting deadlines with dependability
- Ability to work both independently as well as collaboratively with a team
