This program is offered at no cost to residents of Royal American Management communities in good standing with their rental agreement.   The Rising Apartment Management (RAMP) Program is a 161-hour intensive property maintenance training program complete with online learning, mentoring, job shadowing, internship experience, and in-person training.  Participants gain the technical and professional skills needed to pursue a career in apartment maintenance. This education and internship multiphase program is hosted by the following Royal American Management divisions:  Maintenance Department,  Training Department and RAM’s Advancement Culture and Engagement Committee--exclusively for residents at our communities. Members of RAM’s Maintenance Team will serve as mentors and will provide coaching, track goals, and conduct midpoint and final evaluations.   The RAMP Maintenance Program begins with Phase One, a 24-hour online learning experience through Grace Hill. Participants are introduced to technical and soft skills, safety practices, and tutorials on topics such as internet use, email navigation, ethics, teamwork, and time management. Basic concepts in electrical, plumbing, HVAC, and appliance maintenance are also covered through video instruction.  Phase Two includes 19.5 hours of self-paced online maintenance courses. These focus on topics such as curb appeal, mold awareness, fire safety, ladder safety, fair housing, preventive maintenance, hoarding awareness, and apartment inspections.  In Phase Three, participants complete 24 hours of job shadowing to observe day-to-day maintenance operations. Afterward, they apply for a paid, part-time internship totaling 80 hours over six weeks. During the internship, participants perform supervised tasks such as minor electrical and plumbing repairs, unit turns, groundskeeping, inspections, preventive maintenance, and general work order support. A kickoff meeting is held to review expectations and complete necessary forms.  Phase Four concludes the program with an 8-hour in-person session led by RAM’s VP of Maintenance. This portion of the program will include activities and open discussion. Active participation in class is required. The training covers mold prevention, inspections, make-readies, and safety procedures. The program ends with a two-hour, non-graded assessment to review participant knowledge in general maintenance, HVAC, electrical, plumbing, and safety.   A Certificate of Completion will be presented for completing each phase of the program. Upon completion of the program, you will receive your final certificate during the graduation ceremony hosted by Royal American Management. At this point, you will be eligible to apply for any available position within RAM companywide.QualificationsJob Summary:   Under the supervision of the Maintenance Supervisor and/or the Community Manager, the RAMP Maintenance Intern will gain hands-on experience in property maintenance operations. Interns will assist with unit turns, maintaining an organized maintenance shop, responding to work orders, and perform preventive maintenance tasks. Additional learning will include minor electrical and plumbing repairs, groundskeeping, and using Facilities software to support day-to-day operations. The intern is expected to follow safety protocols, attend on-site safety and team meetings, and demonstrate a professional attitude while building essential maintenance skills for career advancement. The incumbent is expected to have excellent attendance and communication skills, possess the ability to build lasting business relationships, and exhibit professionalism. Essential Job Duties and Responsibilities:  Assist with minor electrical (outlet/switch replacement) and plumbing repairs Participate in unit turns: cleaning, painting, and make-ready prep Support daily work orders with supervision Perform groundskeeping tasks (mowing, trash pickup, exterior upkeep) Conduct basic preventive maintenance (e.g., light bulbs, filter changes) Learn Facilities software basics Attend daily huddles and follow safety protocols Perform other duties as assigned Knowledge, Skills and Abilities (KSAs): Clearly communicate verbally, in writing and ability to read in English Knowledge of Word, Outlook, and Excel software Knowledge of personal computers, internet applications, accounting and property management software, printers, telephones, fax machines, and photocopier Read, understand and follow instructions contained in handwritten/printed work orders, provide handwritten/typed responses to same, and complete handwritten/typed reports in accordance with company procedures Read and understand various manuals, instructions and other printed materials, such as regulation manuals, procedures manuals, warning labels and directional labeling on materials needed to perform various tasks Professional Expectations: Be professional at all times through quality of work, punctuality, attendance, and attitude Be dependable, make good judgement, and organized Display the initiative and ability to learn knowledge in the field Maintain a good working relationship with peers and demonstrate leadership qualities Education and Experience: Completion of RAMP Phases I & 2 and the Job Shadowing portion of Phase 3 Physical Demands: Requires use of telephones and computer Must be able to climb stairs Must be able to walk apartments and grounds, including steps Occasionally requires lifting 20 pounds or less
