About QuadReal Property Group
QuadReal Property Group is a global real estate investment, development and operating company headquartered in Vancouver, British Columbia. Its assets under management are $98.5 billion. From its foundation in Canada as a full-service real estate operating company, QuadReal has expanded its capabilities globally for investments in equity and debt in both the public and private markets. QuadReal invests directly through operating platforms in which it holds an ownership interest and via programmatic partnerships.
QuadReal seeks to deliver strong investment returns while creating sustainable environments that bring value to the people and communities it serves. Now and for generations to come.
QuadReal: Excellence lives here.
We are committed to providing our Co-ops/Interns with a student experience that provides a supportive and engaging learning environment while developing skills and business acumen. Students will have the opportunity to participate in a variety of experiences including our Corporate Speaker Series, Fireside Chats, Volunteer opportunities and Networking events.
Eligibility Note: To qualify for a student (Co-op/Internship) opportunity, students must be enrolled in their academic studies at a post-secondary institution (university/college) and must be returning to school after completion of their work term with QuadReal. If you are a student registered in an official co-op program at your post-secondary institution and completion of a final work term is a mandatory component for you to graduate, you are eligible to apply with the understanding that you will leave QuadReal at the end of your work term or have the possibility to be considered for full-time opportunities.
Based in Toronto, the Co-op/Intern, AI Program Enablement, will report to the Director, Data & Machine Learning Products, and join QuadReal's AI & Digital Innovation team. QuadReal is a real estate company actively adopting AI in its day-to-day operations, and the AI & Digital Innovation team supports the business through workshops, training, requirements, and AI products. The successful candidate will sit between business stakeholders and the team, helping turn messy stakeholder input into clean trackers, briefs, and adoption data. Whether your background is business or technical, what matters is that you are drawn to stakeholder, program, and enablement work more than to writing code all day — this is a business-facing seat where you will not just take notes, but build small tools and ship things
What We Offer:
An organization and leaders that support your development through meaningful work experience
A Student Mentorship Program designed to provide support throughout your experience
Opportunities to build your industry knowledge through weekly Speaker Series & Fireside Chats
Opportunities to participate in case competitions within QuadReal during your work term, fostering cross-functional collaboration with intern peers and enhancing exposure to real-world problem-solving
Giving back to the community with your peers and team members through volunteering events
Opportunities to build long-lasting industry and professional relationships
What You Will Experience:
Enablement and engagement support (40%)

Capture workshop outputs (use cases, ideas, blockers) into structured backlogs the team can act on

Business analysis support (35%)
Sit in on stakeholder discovery sessions; capture and structure requirements
Help maintain requirements documentation and decision logs for active initiatives
Translate business asks into clear problem statements, user stories, and acceptance criteria
Build process maps and current-state vs future-state diagrams
Build small tools (15%)
Identify repetitive work in the team (intake forms, status rollups, data pulls, meeting summaries)
Build small automations using AI assistants, low-code tools, or simple scripts; demo them to the team
Maintain at least one dashboard or tracker as your owned artifact
Team rituals and hygiene (10%)
Attend standups, planning, and retros

Write a weekly update on what you shipped and what is blocked
What You Will Bring:
Currently enrolled in or recently graduated from any program — we are open to business, technical, or hybrid backgrounds (Business, Commerce, Information Systems, Computer Science, Engineering, Math, Statistics, or similar); what matters is your interest in business-facing program and enablement work, not the major
Strong written and verbal communication; can write a clean status update or workshop summary
Comfortable with Excel, Word, PowerPoint, and at least one project management tool
Daily user of AI tools; can describe a real example of using them to do work, not just chat
Organized and able to bring structure to messy meetings and notes
Workshop, facilitation, or event coordination experience is a plus
Exposure to business analysis frameworks (user stories, acceptance criteria, process mapping) is an asset
Light scripting or low-code experience (Power Automate, Power Apps, basic Python, basic SQL) is preferred
Real estate, financial services, or asset management exposure is a plus
A portfolio of school or club projects where you organized something complex is an asset
