Job Summary
The Transactions Co-op will work as an integrated member of Cabot’s Investments and Asset Management teams for a six-month period. The position will provide exposure to the full investment lifecycle, including opportunity screening, underwriting, due diligence, Investment Committee review, asset-level analysis, leasing and ongoing portfolio operations.
The Co-op will work directly with investment and asset management professionals on live transactions and recurring analytical assignments. As the individual develops familiarity with Cabot’s underwriting conventions and investment processes, the role is expected to assume increasing responsibility for maintaining models, preparing transaction and market analyses, organizing diligence materials and completing defined research and process-improvement projects.
Requirements
Key Responsibilities
Investments Team
- Prepare and update acquisition cash flow models using Argus and Excel under the direction of the Investments team.
- Prepare sensitivity and scenario analysis sensitizing key underwriting assumptions to produce a range of potential outcomes.
- Assist with the initial screening of acquisition and development opportunities, including summarizing key economics, property characteristics, lease terms and investment considerations.
- Support the preparation of Investment Committee and senior-management materials, including transaction summaries, exhibits and supporting schedules.
- Conduct market and submarket research covering leasing activity, rents, vacancy, supply, capital-markets activity and comparable transactions.
- Perform tenant and industry research involving both public and private companies.
- Maintain lease and sale comparable databases and other recurring market-intelligence resources.
- Join leasing calls with external brokers to discuss micro and macro market trends and indicators.
- Help maintain due diligence trackers, organize third-party reports and transaction materials and monitor outstanding diligence items.
- Assist with the development and enhancement of AI-enabled research, underwriting and data-management tools that improve the team’s analytical and decision-making capabilities.
Asset Management Team
- Assist in maintaining Argus Enterprise cash flow models for existing investments.
- Review lease abstracts and supporting documents for input into Cabot’s accounting and lease-administration systems.
- Support the preparation of lease transaction summaries and analysis of proposed new leases, renewals and amendments.
- Assist with quarterly valuation processes, annual budgeting and review of property-level operating results.
- Conduct market and comparable research supporting leasing and asset-management decisions.
- Analyze comparable lease transactions within Cabot target markets.
- Gain exposure to property operations by working with asset managers, property managers and other internal and external team members.
- Participate in property tours, team meetings and other activities providing practical exposure to Cabot’s portfolio and investment process.
Program Structure
The co-op will receive Cabot-specific training in underwriting, Argus, market analysis, transaction processes and industrial real estate fundamentals. The individual will receive regular feedback and mentorship while working on live assignments. During the six-month term, the co-op will also contribute towards defined projects implementing AI into Cabot’s workstreams that provide an ongoing benefit to the team.
Qualifications & Experience
- Current undergraduate student pursuing a degree in real estate, finance, economics, accounting or a related field.
- Ability to work full-time for the complete six-month co-op term.
- Strong academic performance and demonstrated interest in commercial real estate, investing or finance.
- Previous co-op or internship experience preferred.
- Proficiency in Microsoft Excel, Word and PowerPoint.
- Exposure to Argus Enterprise, financial modeling or real estate coursework is preferred but not required.
- Strong analytical, organizational and written and verbal communication skills.
- Careful attention to detail and the ability to manage multiple assignments and deadlines.
- Self-motivated, intellectually curious and comfortable working collaboratively in a fast-paced professional environment.
Work Environment & Travel
- The co-op will be conducted primarily in Cabot’s Boston office.
- Role requires frequent use of computers and digital communication platforms.
- Limited travel may be required for property tours or team meetings.
