About the Role

Summer 2027 Internship Program

Three seats. Eight weeks. Real work in real estate investment management.

First Washington Realty is a privately held, vertically integrated real estate investment and management firm founded in 1983. We own and manage roughly $9 billion of open-air, grocery-anchored shopping centers — about 138 properties and more than 21.5 million square feet across 21 states and the District of Columbia. Acquisitions, leasing, development, and property management all sit in-house.

For Summer 2027 we are opening three internships. Each intern joins one team for the full eight weeks, and all three come together on one capstone presented to our executive leadership team. An intern in any of these seats will gain great national experience and exposure to a number of departments within one of the nation’s premier retail real estate investment management companies.

THE THREE TRACKS

One application covers all three. Candidates rank their preference.

Leasing

Bethesda, MD

Learn how shopping centers are merchandised and how a great tenant mix drives value. You will research and target prospective tenants, build the trade-area and market story that makes a space compelling, and produce the reports the team runs on — lease profiles, rent rolls, expirations, and tenant mix analysis.

Investments & Development

Bethesda, MD

Sit with the teams that make buy, sell, and hold decisions and the teams that bring projects out of the ground. Build and manipulate financial analyses in Excel, support live acquisitions and dispositions, and contribute to site planning and development work behind capital allocation decisions.

Investments

San Diego, CA

Underwriting, financial analysis, and portfolio strategy behind our West Coast retail portfolio. Underwrite live deals and present recommendations, build and stress investment models, and turn market activity from a range of data sources into something the investment team can act on.

THE CAPSTONE

All three interns work together, across both offices, on a single asset from our portfolio with a live decision attached to it. Assigned in week one with protected time each week, it is presented in the final week to FWR’s executive leadership team. Every intern leaves with work they can point to: a deliverable owned for their own team, plus the capstone.

WHO SHOULD APPLY

Rising juniors and seniors enrolled full time in a real estate program or a related field such as finance or economics, who want to build a career in real estate. You should be comfortable in Excel — from coursework, a case competition, or a prior internship — and able to work in a spreadsheet you did not build. Beyond that: attention to detail, clear writing and speaking, curiosity about how deals actually get done, and the comfort to work alongside senior professionals. We assess analytical ability through a short exercise during interviews, so apply if the work interests you and let us measure the rest.
