About the Role

The 2027 Summer Land Development Intern supports the team responsible for turning raw land into finished lots ready for home construction. The intern will gain exposure to entitlements, site planning, permitting, horizontal construction, and budget management, working with civil engineers, municipalities, contractors, and internal stakeholders to deliver lots on time and on budget.

Key Responsibilities:

  • Assist with due diligence on potential land acquisitions, including reviewing surveys, environmental reports, zoning, utility availability, and site constraints.
  • Support the entitlement and permitting process by tracking submittals, comments, and approvals with local and state agencies.
  • Review site plans, plats, and civil engineering drawings and help coordinate revisions with consultants.
  • Help prepare and track land development budgets, bid comparisons, and cost-to-complete reports.
  • Visit active development sites to monitor progress on clearing, grading, utilities, paving, and amenities, and document field conditions.
  • Assist with lot delivery schedules and coordinate with the construction team on lot readiness.
  • Attend municipal meetings, pre-construction meetings, and consultant meetings as appropriate.
  • Complete a capstone project and present findings to leadership.

Required Qualifications:

  • Currently pursuing a bachelor’s or master’s degree in Civil Engineering, Construction Management, Urban Planning, Real Estate, or a related field.
  • Basic understanding of site development, civil plans, or the real estate development process.
  • Proficiency in Microsoft Excel and Office applications.
  • Strong analytical, organizational, and communication skills.
  • Valid driver’s license and reliable transportation for site visits.

Preferred Qualifications:

  • Coursework or experience in land use, zoning, stormwater, or site design.
  • Familiarity with AutoCAD, Civil 3D, Bluebeam, or GIS tools.
  • Knowledge of local permitting processes (e.g., water management districts, county development review).

What You’ll Gain:

A ground-level view of how communities are created, from site selection and entitlements through finished lots, with exposure to the engineering, regulatory, and financial sides of development.
